What kind of land do you have available?
We specialize in land that is vacant and undeveloped. Some of our property may have services (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different investors want different property types. We’ll let you know what is available to each property within the listing.
How are the properties on this site different from ones I’d find on the MLS?
Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale at market value. Since we are the owners on title we perform extensive research prior to purchasing the property to qualify that the land is a worth while investment for our customers.
Are you an agent that lists land for sale?
Another great question. No, we are not agents. We buy land and sell land as the owner.
How long will the security deposit hold the property?
In-House Closing: If the total property payment has not been transferred within 7 business days of making the non-refundable security deposit the contract will become null and void unless otherwise discussed in writing.
Title Company: Time is of the essence. Deed and possession will be delivered to Buyer on the designated date from the title company. Closing through title takes on average 15-30 days.
Do you offer a guide to the property?
Yes, since our area specific photographers have already visited the properties they are familiar with the best routes and offer guided trips. This rate varies depending on each property. The amount will be deducted from the sales amount of the property if you, the buyer, ends up making the purchase for the all-cash asking price.
Can I use bank financing to buy these properties?
We work with investors who buy in many different ways. Majority of our sales are quick cash sales. However, if you are able to get approved with a financial institute we would be happy to work with you. Land buyers have had great success utilizing www.prosper.com for funding their land purchases.
We do offer owner financing on select properties. You can see which properties those are by using the search function in the top right corner of our site and typing in "Owner Financing". Additionally, you can refer to the "PRICING" tab of the specific listing where it will have those details.
How do I make an offer on a property?
Simpley head over to our “Contact Us” page and send us an email, shoot us a text, or give us a call. We take offers first come first serve… and texting tends to be the quickest. Once you connect with us and you want to purchase the property, we’ll work with you one-on-one to make a smooth sales transaction. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.
How often do you add new investment properties to the site and Signature Buyers List?

Closing using a Title Company V.S. In-House
When closing through a title company, expect the transaction to be completed 15-30 days. When closing in-house we can complete the transaction in less than a week, often times the same day. Since no one property is the same we suggest which closing method would be best in the "PRICING" tab of each property listing.
What do I do after I receive the closing documents in my name?
As soon as you receive the closing documents simply store them in a safe location and enjoy your new land!
