LOCATION: Nestled along the warm waters of the Gulf of Mexico, this property is located in the vibrant and artistic community of Ocean Springs, which is home to numerous galleries, artist studios, over 100 restaurants and micro-breweries. Our property is less than three blocks to the Gulf of Mexico, 4 blocks to a public boat launch (Webb's Landing), 15 miles east of Biloxi, and 54 miles west of Mobile, Alabama.
CLIMATE: Mississippi has a humid, subtropical climate with long, hot and humid summers, and short, mild winters. Temperatures average about 81°F in July and about 40 °F in January. Snow is practically nonexistent. On average, there are 218 sunny days per year in Jackson County.
ELEVATION: The elevation within Ocean Beach Estates Subdivision ranges from approximately 12-14 +/- feet above sea level. The majority of land here is level.

The property is also a quick drive to the Gulf of Mexico where deep-sea fishing and boating opportunities abound. Additional recreation within Mississippi can be found at the Gulf Islands National Seashore, 6 National Forests, and 21 State Parks.
BEACHES: Coastal Mississippi boasts 62 miles of scenic coastline, where waters are nice and calm thanks to its barrier islands. It’s a place where you can paddle, swim, and drift the day away. Nearby beach options include:
Ocean Springs Front Beach offers fantastic views of the Biloxi coast skyline, Deer island and the new Biloxi Bay bridge. Convenient parking is steps away from the sand. There is a public pier for fishing and crabbing, a boat launch, a small convenience store, and a marina. This beach is located on Front Beach Dr, Ocean Springs, MS 39564.
Ocean Springs East Beach is less crowded than neighboring beaches, and is a great place to go walking on the beach and take photos of seagulls, pelicans and blue herons. This beach is also pet friendly, and located on East Beach Drive, Ocean Springs, Mississippi 39564.
Biloxi Beach is less than 20 miles away from the property. Located between Biloxi and Gulfport, this beach features 26 miles of man-made, white-sand beaches. Here, waves are small and mild, blocked by a string of barrier islands 10 to 12 miles from shore.
FISHING AREAS: Fish inshore. Fish off piers. Spend your day wade-fishing or deep-sea fishing, or both. Coastal Mississippi’s peaceful, warm waters offer everything from freshwater to brackish water to saltwater fishing, and there are over 200 species of fish up for grabs.
Public Boat Ramps & Piers in Ocean Springs: If you want to go fishing, have a wildlife adventure, or go to the barrier islands - chances are you'll get there using one of Jackson County's 20 public boat launches or ramps. The County is committed to providing waterfront access to all. The following are public boat ramps & piers in the area: Webb's Landing (Blocks away!), Gulf Park Estates Boat Ramp, Ocean Springs Fishing Pier (North side of Ocean Springs/Biloxi Bridge), Ocean Springs Harbor Pier, Ocean Springs Inner Harbor Park Pier, and Old Fort Bayou Boat Ramp.
GOLF: Mississippi is home to two annual PGA TOUR events: The Mississippi Gulf Resort Classic of the PGA Champions Tour, played at Fallen Oak in March; and the Sanderson Farms Championship of the PGA TOUR, played at the Country Club of Jackson in November. The closest golf course to our property is the Shell Landing Golf Club in Gautier, MS, followed by the Fallen Oak Gold Club in Biloxi, MS. Each spring, the Champions TOUR Mississippi Gulf Resort Classic is played at Fallen Oak.
SURROUNDING AREA:
Biloxi, Mississippi: Known for its sugar-white, sandy beaches and calm waters perfect for jet skiing or deep-sea fishing, Biloxi has been a favorite vacation destination for decades. There are eight first-class casino resorts here, with most offering championship golf courses, fine dining and buffets, and top-name entertainment. Visit the Biloxi Lighthouse and the Maritime and Seafood Industry Museum to see exhibits on boat-building and seafood-processing. Offshore, Deer Island shelters pelicans and loggerhead turtles.
Deer Island: Across the Biloxi Channel lies Deer Island. Although technically not a barrier island, Deer Island is home to ten types of endangered species. For visitors looking for a secluded getaway close to town, this island is the perfect place to boat, canoe, and paddleboard.
Horn Island is the largest barrier island off the coast, stretching several miles in length but less than a mile wide at its widest point. Horn Island is only accessible by private boat. With long stretches of sugar-white sand, dunes punctuated with sea oats, tall pines, palmettos, and a few inland lagoons, it is home to varied wildlife: alligators, ospreys, pelicans, ibises, manatees, ducks, rabbits, raccoons, tern, herons, and other migratory birds. From 1946-1965, artist Walter Anderson often visited this island to draw and paint the landscapes and life on the island. Many of his works are on display at the Walter Anderson Museum in Ocean Springs.
Mississippi Sandhill Crane National Wildlife Refuge: This refuge was established in 1975 to protect and restore the last remaining wet pine savanna in the United States, and thus, ensures the survival of the rare and magnificent Mississippi sandhill crane. The crane population, at that time only 30-35 birds, is currently at approximately 110 birds and growing.
De Soto National Forest: Only 60 miles from our property lies the beautiful De Soto National Forest. This forest is home to Mississippi’s only national scenic river, Black Creek, which is famous for its wide, white sandbars and relaxed floating pace. There are over 60 miles for hiking, in addition to ATV, bicycle, and horse trails. The terrain varies from dry, sandy pine and scrub oak ridges to flooded cypress swamps and hardwood forests. Mobile, Alabama: Nostalgically referred to as the Paris of the South, Mobile is the business and cultural center of the south. With a population over 400,000 people, Mobile is the birthplace of Mardi Gras in the United States and hosts the oldest celebration, dating to the early 18th century during the French colonial period. Mobile is also home to a variety of museums. Battleship Memorial Park is a military park on the shore of Mobile Bay and features the World War II era battleship USS Alabama, the World War II era submarine USS Drum, Korean War and Vietnam War Memorials, and a variety of historical military equipment.
The arts and entertainment that Mobile offer are seemingly endless: operas and ballets can be seen at the Mobile Civic center, concerts at the Mobile Symphony Orchestra, aquariums at the Dauphin Island Sea Lab, and contemporary art galleries at the Mobile Museum of Art. The city also boasts the Mobile Medical Museum, housed in the historic French colonial-style Vincent-Doan House, one of the oldest surviving homes in Mobile.

With a reputation as an arts community, Ocean Springs is small yet lively. The town was voted as a top 10 Happiest Seaside Town by Coastal Living in 2015. Its historic and secluded downtown area, with streets lined by live oak trees, is home to several art galleries and shops. It is also home to a number of ethnic restaurants relatively uncommon in surrounding communities. Quirky, local breweries like Crooked Letter have emerged alongside restaurants where an abundance of fresh, local seafood can be enjoyed.
Over 63% of Mississippi’s land is covered in forest, and Jackson County is home to the rarest crane in North America, the Mississippi Sandhill Crane. It’s about 44 inches tall and has a wingspan of eight feet.
The area’s economy is fueled by agriculture, manufacturing, mining, and fishing. With over 100,000 acres of catfish ponds, 94% of all farm-raised catfish in the United States are raised here.
As the birthplace of the Blues, music and arts play a pivotal role in Mississippian culture, and there is an abundance of nightlife activities as a result.
