Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale. We work directly with the home owners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.

If good communication is being kept we will work with you. If we do not hear from you within a 7 business days we will need to repost the property for sale.
Yes, since our area specific photographers have already visited the properties they are familiar with the best routes and offer guided trips. This is a flat rate fee of $200. This amount will be deducted from the sales amount of the property if the buyer ends up making the purchase for the all-cash asking price.
We work with investors who buy in many different ways. However, we tend to work with people who can close quickly, so most of our clients pay cash. However, if you are able to get approved with a bank… we’ll work wiith you. Our mission is to offer options that suit the needs of each individual land buyer. When we close in-house we can typically complete the transaction in less than a week and free of charge when purchasing All-Cash. When closing through a title company you can expect the transaction to be completed in ~30 days and can cost anywhere between $400-$1000 depending on the area and property. Majority of our buyers opt to close in-house since it is a much more affordable and convenient option. Some prefer closing through a title company and we are more than happy to make that work. If you choose to close through title it is the buyers obligation to pay 100% of those closing costs.
We will have a signed special warranty deed created under the ownership name of your choice and in the mail within as little as 3 days after receiving payment for the property. We mail all deeds via USPS Priority which takes between 3-5 days to arrive to you. We will send a scanned copy of the signed deed to you prior to shipping along with the tracking information so that you know exactly what to expect.
